Our Booking Terms and Conditions
Your Credit/Debit card will be required by way of a deposit to guarantee your booking. If you provide Credit Card details no payment is usually taken from your card, unless the booking is for a date some time away or is for a lengthy stay. If you have given Debit card details, we may take a non-returnable deposit from your card equivalent to the cost of your first night’s stay. If we take a deposit from your credit/debit card we will tell you.
If you have made an online booking and given your card details, please note that payment will not have been taken from your card at the time of making the online booking.
Payment can be settled with cash, debit card, or credit card. We are sorry but we can no longer accept cheques at Hillsdale. Please understand that we make a 2% charge on card payments due to the high bank charges made to us for this service.
We respectfully remind guests that a reservation constitutes a contract and there can be no allowance or reduction for early departure/curtailment of bookings. We regret that, in the event of a “no show”/cancellation of your holiday, you will lose your deposit amount, being the cost of your first night’s stay. If we can fully re-let your room, then there will be no further charge to you. If we were able to re-let your room for a portion only of the cancelled or unused period, then you would be liable for that portion we were unable to re-let.
We do recommend that you take our holiday insurance to cover you in the event of a cancellation.
If one person occupies a room originally booked for two, with no prior arrangement and agreed rate, the full room rate is payable.
We do not accommodate pets at Hillsdale.
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.
Please note that, in accordance with the law of the land, it is illegal to smoke in this establishment. Also, due to previous permanent staining and damage to our soft furnishings, we must insist that you and your party do not consume take-away meals in our house. Failure to comply with our wishes may result in you being asked to leave without recompense and/or extra charges being incurred as all loss or damage to our property, howsoever caused, must be paid for.
WE APOLOGISE for the delicate position in which we find ourselves, but hope you will understand that, due to previous experience, we have found it necessary to adopt these policies in line with the Tourist Board and other guest accommodation in the area to avoid any misunderstandings in the future.
Rooms are usually ready for check-in by 1pm. You are, of course, welcome to arrive earlier and we will be pleased to take your bags for safe keeping, but we cannot guarantee that your room will be ready. If you expect to arrive with us after 9.pm we respectfully request that you contact us to arrange for this. Check-out time is by 10.am please, to enable us to collect the sheets for the laundry and to prepare the rooms for new arrivals!
Directions to Hillsdale:
If driving from the SOUTH, take Junction 36 off the M6 motorway. Follow signs for Windermere and then Ambleside.
From the NORTH, take Junction 40 off the M6 motorway. Follow signs for Keswick. As you pass Threlkeld, look for signs very soon after for Thirlmere and Grasmere. Turn left here on to the B5322 (St. Johns in the Vale). After passing Grasmere, follow the signs to Ambleside - about 4 miles.
Ambleside has a one-way traffic system. When you pass The White Lion Pub on the left hand side, you should take the next right between Gregg`s Bread Shop and The Royal Oak Pub onto Church Street. Hillsdale is situated at the bottom of the street, the last but one on the right hand side.

When you arrive, pull up directly outside the house and we will give you directions for parking. We have eight off road parking spaces for our guests’ use. These are approximately 300 metres away. Parking is at guests’ own risk.
If travelling by train, the main West Coast Line station is “Oxenholme - The Lake District”, where you then change for Windermere. From outside Windermere Railway Station you can catch a bus (555, 599) to King Street, Ambleside (100m from Hillsdale), or taxi to our door!
